Pool Deck Sealing & Joint Restoration in Orange County
The flexible joint between your coping and deck keeps water out of the structure underneath. Once that mastic cracks or pulls away, water gets in. We remove the failed material and reseal the joint, priced by the linear foot.

Why Expansion Joints Fail
Your deck and your pool shell move on their own schedules. The mastic between them absorbs that movement, and the sun breaks it down a little more every summer until it cracks or lets go of the concrete. Some people call it pool caulking. It's the same joint.
Water through an open joint reaches the bond beam and softens the soil under the deck. Expensive problems start this way. Resealing is cheap insurance for everything around it.
How a Reseal Is Done
Five steps, every job, in this order
- 1
Remove the old product
New sealant only bonds to a clean joint, so the failed material comes out completely.
- 2
Clean and prep both sides
The coping and the deck edge get cleaned and prepped so the sealant has sound surfaces to grip.
- 3
Set a new backer rod
A fresh backer rod goes into the joint. It controls the depth of the sealant and gives it the right shape to stretch.
- 4
Apply the sealant
The new product goes in and gets tooled smooth for a clean, even line around the pool.
- 5
Finish with sand
A sand coating goes on while the sealant is fresh. It blends the joint into the deck and shields the material from sun and weather.
What Goes in the Joint
We use Deck-O-Seal, the product most homeowners search for by name, and a one-part, ultra-low-modulus silicone made for high-movement expansion joints. The silicone cures with moisture in the air and stays flexible enough to stretch to double its width and compress by half, which is what a pool deck joint asks of it through a Southern California summer. It grips concrete and stone coping alike and stands up to weather.
Which one goes in your deck depends on the joint and the coping. We'll tell you what we're using and why before we start.
Resurfacing or Resealing?
Plenty of people searching for pool deck resurfacing have a deck with failed joints and a tired edge. For some of them, a reseal with a sand finish is the fix they were looking for, at a small fraction of what a new surface costs.
Our work is the joint between the coping and the deck. Resurfacing, deck coatings, cracks in the slab, and coping repair are separate trades. If your photos show one of those, we'll say so and point you the right way.
